Based in Tustin, LDA Legal Solutions prepares eviction and unlawful detainer documents for self-represented landlords and tenants in Orange County, Los Angeles County, and Riverside County. Our document preparation services cover the court forms needed to begin an eviction case or respond to one.

Eviction Documents for Landlords

We assist landlords with document preparation for residential evictions involving unpaid rent, lease violations, or another reason permitted under California law. Based on the information and instructions provided by the client, we prepare the documents needed for the applicable stage of the eviction process.

  • Eviction notices, including a 3-Day Notice to Pay Rent or Quit
  • Unlawful detainer complaints (UD-100)
  • Documents for requesting entry of default and judgment (Civ-100, UD-110, and EJ-130)
  • Filing and coordination proof of serivce (POS-010)

Eviction Responses for Tenants

For tenants representing themselves, document preparation includes the Answer—Unlawful Detainer (form UD-105). When requested, we also prepare the applicable court fee-waiver forms for tenants at no additional cost. The court determines whether a fee waiver is approved. Because eviction response deadlines can be short, tenants should contact us as soon as they receive court papers.

Landlord–Tenant Law Mediation (Optional Add-On)

Remote landlord–tenant mediation is available as an optional add-on for parties who want to try to resolve their dispute before an unlawful detainer complaint is filed or before a filed case proceeds to trial. Mediation gives the landlord and tenant an opportunity to discuss possible terms and, if an agreement is reached, document the settlement without proceeding to trial.

What to Provide

Landlords should provide the rental agreement, payment history, prior notices, and the names and addresses of the parties involved. Tenants should provide every notice and court document received, including the summons and complaint. After reviewing the documents and completed intake information, we prepare the requested forms for review, signature, filing, and service as applicable.
