For an overview of deed types, ownership changes, recording, and related property transfer documents, see our Deeds and Property Transfers in Orange County guide.

We assist with adding or removing an owner, transferring property between family members, changing title after marriage or divorce, transferring property into or out of a trust, correcting information on a recorded deed, and updating ownership after the death of a joint tenant.

Clients provide a copy of the current recorded deed and complete an intake form with the requested ownership and vesting information. Our deed package includes preparing the deed, applicable county cover documents, and Preliminary Change of Ownership Report; coordinating notarization; submitting the documents for county recording; providing a scanned copy; and mailing the original recorded document after it is returned.

Deeds We Commonly Prepare

We prepare the following residential property documents:

  • Grant Deed: Used to transfer ownership of residential property from the current owner to a new owner.
  • Quitclaim Deed: Transfers the ownership interest held by the person signing the deed.
  • Interspousal Transfer Deed: Used to transfer property between spouses or former spouses, including adding or removing a spouse from title.
  • Affidavit of Death of Joint Tenant: Used to update the property record after the death of a joint tenant.
  • Trust Transfer Deed: Used to transfer residential property into or out of a trust.
  • Correction Deed: Used to correct specific information contained in a previously recorded deed.

Why Proper Preparation Matters

County recorders only accept properly formatted documents. Errors or missing information can result in rejection or delays. Proper deed preparation can reduce the risk of recording issues or delay.

Common Situations We Handle

Frequently Asked Questions

Deed preparation costs between $550 and $600. The fee includes the coversheet, deed, legal description, change of ownership form, notarization, and e-recording fee. This is not to be confused with the county recording fee. The full deed preparation process takes 3–5 days to complete. County recording fees are the responsibility of the client unless otherwise stated in the service agreement.

Notarization is available at our Orange County office in Tustin. The in-office notarization appointment generally takes less than five minutes. If a client cannot come to the office, we can coordinate remote notarization through a third-party notary provider.
